Peak-season failure

No AC or heat when demand is highest.

A breakdown does not wait for a convenient Tuesday morning. After-hours availability, temporary comfort, waiting for parts and missed work can matter even when they are not assigned a fake dollar value.

Cold-weather exposure

No heat can become more than a comfort issue.

Extended loss of heat during freezing weather can create frozen-pipe and water-damage exposure. Maintenance cannot guarantee this will not happen, but system condition matters.

Gas-furnace safety

Some furnace problems are safety problems.
